New Homes in West Melbourne, Melbourne, Rockledge and Port St. John

by Emily Garry

Viera and Palm Bay get the headlines, but some of Brevard's best-value new construction is along the US 192 and Minton Road corridor in West Melbourne, plus smaller pockets in Rockledge and Port St. John.

West Melbourne

  • Sunrise Estates: A gated community off US 192 and St. Johns Heritage Parkway, about a mile from I-95. It offers single-family homes and townhomes with a resort-style pool and no CDD. New 3-bedroom townhomes listed in the low-to-mid $300s in 2026, with an HOA around $225 a month.
  • Saw Grass Lakes by D.R. Horton: A large community of 900+ homes near Minton Road.
  • New apartments nearby: Accent at Hammock Landings and Epoch Residential are adding hundreds of rental units, a sign of how fast this corridor is growing.

The Norfolk Parkway is planned to connect to St. Johns Heritage Parkway in the future, which would make this area even easier to reach.

Melbourne

Melbourne proper is mostly built out, so new construction is limited. One example is Meridian at Mayfair by Lennar in south Melbourne, with pricing reported from about $360,000.

Rockledge

Lennar and Stanley Martin are building at Country Club Estates in Rockledge, on land tied to the former golf course. Reported features include oversized lots, some on the water, and three-car garages.

Port St. John

Watermark by Stanley Martin is selling new single-family homes in Port St. John. That fits the market: Port St. John had the tightest inventory in Brevard in September 2026, about 2.1 months, with a $325,000 median sale.

How to compare communities

  1. Ask for the total monthly cost: mortgage, taxes, insurance, HOA and any CDD.
  2. Ask what incentives the builder is offering this month.
  3. Drive the commute to work at rush hour.
  4. Check flood zone and insurance quotes before you sign.
