The Roads and Projects Reshaping Brevard Neighborhoods
When a road gets wider or a big project opens, the neighborhoods around it change. Here are the Brevard projects worth watching if you're buying or selling.
Ellis Road widening (Melbourne)
Ellis Road runs between I-95 and Wickham Road, past Melbourne Orlando International Airport and the aerospace employers around it. Traffic has grown since the I-95 interchange opened in 2020. Brevard County began clearing for the widening, with construction scheduled to start in spring 2026. The goal is less congestion, safer travel, better drainage and room for bikes and pedestrians.
Why it matters: Homes in northeast Melbourne, Suntree and west Melbourne near the airport get an easier commute to the area's biggest tech employers.
St. Johns Heritage Parkway (Palm Bay and West Melbourne)
The Parkway has become the spine of west Brevard growth, with new neighborhoods from Malabar Road north to US 192. Plans call for widening it to four lanes from Malabar Road past Emerson Drive as Everlands West builds out. The planned Norfolk Parkway connection in West Melbourne would add another link.
Why it matters: Better roads support values in west Palm Bay. Until they're built, rush-hour traffic is a real factor.
NASA Causeway (Titusville to KSC)
With NASA Causeway improvements finished, south Titusville became a favorite for Kennedy Space Center workers. Easier access to the Cape is one reason North Brevard is so competitive (see North Brevard Is Heating Up: Titusville, Mims and Port St. John).
Titusville Mall redevelopment
A planned $240 million mixed-use project on US 1 would bring hotels, apartments, assisted living, restaurants, shops and medical offices to the old mall site. Projects like this usually lift interest in the surrounding neighborhoods.
Health care growth
Health First is expanding in Brevard, including its Viera campus and a reported $200 million patient tower expansion at its Palm Bay hospital. New hospitals and medical offices tend to make nearby neighborhoods more attractive to retirees and families.
What to do with this
- Buyers: Ask what's planned near any home you're considering, good and bad. A new road can mean better access or more noise.
- Sellers: If a nearby project is a selling point, say so in your listing.
