Selling Your Brevard Home This Season: 7 Data-Backed Tips

by Emily Garry

Brevard is a split market right now. Well-priced single-family homes went under contract in a median of 41 days in September 2026, at about 96.6% of original list price. At the same time, a local MLS review in October found about half of active listings had already cut their price at least once. Here's how to land in the first group.

1. Price to today's comps, not 2022

The county median is about where it was at the 2022 peak, but buyers compare every listing to recent sales nearby. The first two to three weeks bring the most showings. Pricing high and cutting later usually nets less.

2. Know your real competition

If your home was built in the last few years in Viera, Palm Bay or West Melbourne, you're competing with builders who offer rate buydowns and closing credits. Price against the builder's full offer, not just the sticker price.

3. Offer to help with the buyer's rate

With the 30-year rate at 7.40% in mid-October, a seller-paid rate buydown can attract more buyers than a price cut of the same cost.

4. Have your paperwork ready on day one

  • Condos: Milestone inspection, reserve study (SIRS), budget and any assessments
  • Houses: Roof age, wind mitigation report, 4-point inspection if the home is older
  • Waterfront: Seawall and dock condition, and permits

Insurability is now one of the first questions buyers ask.

5. Fix the inspection items buyers fear

Roof, AC, water heater and electrical panel issues can stall insurance and financing. Fixing them before listing is often cheaper than negotiating after inspection.

6. Time it for your buyer

Condo and beachside sellers can benefit from listing before the January snowbird wave. Family homes near good schools often see more demand in spring.

7. Market to relocating buyers

Aerospace growth is bringing buyers from out of state (see Rockets and Real Estate: How the Space Industry Drives Brevard Home Values). Great photos, video and a virtual tour matter when your buyer is 1,000 miles away.

FAQ

How long does it take to sell a house in Brevard County? In September 2026, the median single-family home went under contract in 41 days.

Should I cut my price or offer a rate buydown? In a 7% rate market, a seller-paid rate buydown can lower a buyer's monthly payment more than an equal price cut. Your agent can run both numbers.

What paperwork do I need to sell a condo in Brevard? Buyers will ask for the milestone inspection, structural integrity reserve study, association budget and any special assessments.
