Mortgage Rates and What a Brevard Home Really Costs Per Month

by Emily Garry

Mortgage rates were the biggest story in Brevard real estate this year. The 30-year fixed rate averaged 6.01% in mid-February 2026, its low for the year. By October 15 it was 7.40%, according to Freddie Mac.

What that does to a payment

Take Brevard's September 2026 single-family median of $380,000 with 20% down, a $304,000 loan. Principal and interest only:

30-year rate Monthly principal & interest
6.01% (Feb. 2026) $1,825
7.40% (Oct. 2026) $2,105

That's about $280 more a month for the same house. Add property taxes, homeowners and flood insurance, and any HOA or CDD fees to get your full payment.

Ways Brevard buyers are working around higher rates

  • Builder rate buydowns: Many builders in Palm Bay, West Melbourne and Viera are paying to lower buyers' rates. Ask for the incentive in writing and compare it to the base price.
  • Seller concessions: In some markets, nearly half of sales include seller-paid costs. In Port St. John, 48% of September sales had seller concessions.
  • Temporary buydowns: A 2-1 buydown lowers your rate for the first two years.
  • Buy now, refinance later: If rates fall, you can refinance. You can't go back and change the price you paid.

Don't forget the rest of the payment

In Brevard, insurance and taxes can swing a payment by hundreds of dollars. Get insurance quotes early (see Homeowners Insurance in Brevard County: What Changed in 2026) and check the property's homestead status (see Brevard Property Taxes, Homestead and the November 2026 Amendment).
