Living Beachside in Brevard: Cocoa Beach, Cape Canaveral, Satellite Beach and Indialantic

by Emily Garry

Brevard's barrier island runs from Cape Canaveral south past Melbourne Beach. Each beach town has its own personality, and its own price tag.

The towns at a glance

Town Best for Typical housing
Cape Canaveral Lower-cost beach access, Port Canaveral cruises Condos, small single-family
Cocoa Beach Walkable surf town, restaurants, nightlife Oceanfront condos, river and canal homes
Satellite Beach Quiet families, strong local schools Single-family homes, canal homes
Indian Harbour Beach Canal-front homes, central location Canal homes, oceanfront condos
Indialantic Small-town feel near downtown Melbourne Oceanfront condos, riverfront homes

What's moving the beachside market in 2026

  • Condo rules: Many beachside buildings are older mid-rises and high-rises covered by Florida's milestone inspection and reserve laws. Budgets and assessments vary widely from building to building (see Buying or Selling a Brevard Condo Under Florida's New Condo Laws).
  • Snowbird season: Condo inventory usually tightens in the fall and loosens in January when seasonal owners list.
  • Insurance and flood: Elevation, construction and flood zone can change your monthly cost more than the purchase price.
  • Waterfront premium: In Brevard, true water-access homes often sell for roughly double the price per square foot of non-waterfront homes.

Short-term rentals

If you plan to rent your beach home or condo, check two sets of rules before you buy: the city's short-term rental ordinance and the condo or HOA's own rental restrictions. Many buildings set minimum lease terms that rule out nightly rentals, and city rules change, so check with the city's planning office.

Buyer tips

  1. Decide ocean vs. river first. The lifestyle and insurance are very different.
  2. Ask for the building's inspection reports and reserve study before you offer.
  3. Get a flood and wind insurance quote during your inspection period.
