• Atlin Cove: Announced in May 2026, off Lake Andrew Drive behind Costco and next to Pangea Park. Single-family homes on 40- and 50-foot homesites, with pricing expected from the low $400s.
• Crossmolina and Farallon Fields: Newer Viera Builders neighborhoods with flexible floor plans and mid-century-inspired designs.
• Reeling Park: Known for its courtyard-style homes.
• Laurasia: Viera's newest gated neighborhood, with more architecturally detailed elevations.
• Del Webb at Viera: Pulte's 55+ active adult community (see 55+ and Active Adult Communities on the Space Coast).

What's around it

Viera's growth isn't just homes. Borrows West, a 115-acre mixed-use district, added offices, lakefront dining, hotels and apartments near The Avenue Viera. Health First is also expanding its Viera campus.

New vs. nearly new

Here's the catch for 2026: newer Viera resales are competing directly with builders down the street. Builders often offer rate buydowns or closing cost credits that don't show up in the sale price. If you're buying, compare a builder's full incentive package to a resale's price. If you're selling a home built in the last few years, your real competition is the model home.
