Palm Bay's Next Wave: Everlands West and the St. Johns Heritage Parkway Boom

by Emily Garry

Palm Bay is Brevard's largest city, and it builds more new homes than anywhere else in the county. In July 2026, the city approved its biggest neighborhood yet.

Everlands West at a glance

On July 2, 2026, the Palm Bay City Council approved the land-use change and planned unit development for Palm Vista Everlands West. Here's what's planned:

  • Size: 1,198 acres west of St. Johns Heritage Parkway, between Pace Drive and Emerson Drive NW
  • Homes: Up to 1,600 single-family homes and 760 multifamily units
  • Commercial: About 145,000 square feet of shops and services
  • Open space: More than 300 acres of preserved wetlands, plus trails
  • Timeline: Built in phases over roughly a decade, finishing around 2036

Lennar is the builder. The developer agreed to pay impact fees, contribute $1.75 million toward a fire rescue truck for Station 8, and fund traffic signal studies.

What's already there

The original Everlands, on the east side of the Parkway, already has about 928 homes on the county tax roll. A new Publix-anchored shopping center, Heritage Square, gives west Palm Bay residents a grocery store close to home. Ashton Park, a separate 1,568-acre mixed-use project near I-95 and Malabar Road, is also in the pipeline.

The traffic question

Residents' biggest concern is the Parkway. Plans call for widening St. Johns Heritage Parkway from Malabar Road past Emerson Drive to four lanes, but timing matters. If you commute north to Melbourne or Viera, drive your route at rush hour before you buy.

What buyers should check

  • CDD fees: Everlands has community development districts. CDD assessments are added to your property tax bill, so ask for the exact annual amount.
  • Builder incentives: With 4.2 months of supply in Palm Bay, builders are competing for buyers. Ask about rate buydowns and closing costs.
  • Resale competition: If you buy now, you'll compete with brand-new homes when you sell for years to come.
