Brevard County Housing Market: The Last 12 Months in Review

by Emily Garry

Brevard County home prices didn't crash and didn't boom over the last year. They held. The single-family median sale price was $378,000 in September 2025 and $380,000 in September 2026, according to the Space Coast Association of REALTORS®.

That steadiness is the headline. Parts of Florida's Gulf Coast gave back big gains this year. Brevard, powered by aerospace and defense jobs, stayed close to its 2022 peak.

How prices moved month to month

Single-family prices dipped slightly over the winter, peaked in early summer, and settled back.

  • January 2026: $375,000 (down 2.6% year over year)
  • February 2026: $370,000 (down 2.3%)
  • April 2026: $375,000 (flat)
  • May 2026: $385,000 (up 2.7%)
  • June 2026: $400,000 (up 2.6%), the high point of the year
  • July 2026: $380,000 (flat)
  • September 2026: $380,000 (up 0.5%)

Condos told a different story

The condo and townhouse market started the year weak and finished stronger. The condo median was just $255,000 in September 2025, down 12.8% from a year earlier. By July 2026 it had climbed to $299,000, and the Q3 2026 median was $280,000.

What changed in 2026

Mortgage rates did most of the work. The 30-year rate dipped to about 6.01% in February, then climbed to 7.40% by mid-October, per Freddie Mac. Buyers who were waiting got squeezed, and new contracts slowed in September.

What it means for you

  • Sellers: Brevard is still technically a seller's market for single-family homes, but buyers are selective. Pricing right on day one matters more than it has in years.
  • Buyers: You have more room to negotiate than in 2021–2022, especially on homes that have been listed for a while.
