What a Home Costs in Each Brevard Area Right Now
Brevard County is not one housing market. It's a string of towns and communities along 72 miles of coast, and median prices range from about $305,000 to more than $750,000 depending on where you land.
The countywide single-family median was $380,000 in September 2026. Here's how the main areas compared in 2026:
| Area | Median sale price | What's measured |
|---|---|---|
| Indialantic | $763,137 | All home types, Sept. 2026 (Redfin) |
| Viera | $525,000 | Last 12 months to Oct. 2026 (Stellar MLS via Max Life Realty) |
| Suntree and Viera (ZIP 32940) | $511,000 | All home types, 6 months to Oct. 2026 (Resideline) |
| Cocoa Beach (ZIP 32931) | $500,000 | All home types incl. condos, 6 months to Oct. 2026 (Resideline) |

| Merritt Island (ZIP 32953) | $420,000 | All home types, 6 months to Sept. 2026 (Resideline) |

These figures come from different sources and time periods, so use them to compare areas, not as exact appraisals.
Viera and Suntree: newer homes, steady demand
Viera runs well above the county median because so much of it is newer, master-planned construction near I-95. Viera homes sold in a median of about 33 days, with about 2.4 months of inventory, which still favors sellers. Next door, Suntree offers older homes, mature trees, golf course neighborhoods and often a lower price per square foot than Viera. Both sit in ZIP 32940.
Merritt Island: two ZIP codes, two price points
ZIP 32952, along South Tropical Trail and the Banana and Indian rivers, carries the island's waterfront premium. ZIP 32953, to the north and center, has more mid-century and newer subdivisions closer to Kennedy Space Center. The typical Merritt Island neighborhood sold in about 46 days over the past year (see Merritt Island Market Spotlight: Prices, ZIP Codes and Waterfront).
Beachside: Cocoa Beach and Indialantic
Cocoa Beach's median includes many oceanfront condos, so single-family homes on the river and canals often sell well above $500,000. Indialantic is one of Brevard's priciest beach towns, with homes taking a median of about 72 days to sell in September 2026. A local MLS analysis from October 2026 found Brevard waterfront homes sold for roughly double the price per square foot of non-waterfront homes.
Melbourne and Palm Bay: value and choice
Melbourne holds close to the county median and sold in about 48 days in Q3, with 3.2 months of inventory. Palm Bay has the most new construction in the county, which keeps prices lower and gives buyers leverage. With 4.2 months of supply and 70 days on market, Palm Bay buyers can often negotiate closing costs or rate buydowns.
North Brevard: Titusville and Port St. John
Titusville has long been one of Brevard's most cost-effective, value-leading areas. Now it has some of the tightest inventory in the county, 3.1 months in Q3, and homes sold at about 98.8% of list. It's about 10 miles from Kennedy Space Center. Port St. John was even tighter in September, with about 2.1 months of inventory.
