Is Brevard a Buyer's or Seller's Market? Inventory and Days on Market Explained

by Emily Garry

For single-family homes, Brevard is still a seller's market on paper. For condos, it's close to balanced. And for any home priced too high, it's a buyer's market.

The numbers (September 2026, Space Coast REALTORS®)

Single-family Sept. 2026 Sept. 2025
Months of supply 3.5 4.4
Median days to contract 41 54
Percent of original list price received 96.6% 95.1%
New pending sales 764 910

Florida Realtors® treats about 5.5 months of supply as balanced. At 3.5 months, single-family homes still lean toward sellers. Condos sat at 5.9 months in September, down from 7.6 a year earlier.

Why it feels like a buyer's market anyway

New contracts fell about 16% in September as mortgage rates climbed. Fewer buyers are shopping, and the ones who are compare everything. Homes that launch at the right price go under contract in about six weeks. Homes that launch high sit, cut, and sit again.

This is not 2008

Distressed sales are tiny. In Q3 2026, Brevard had 47 foreclosure sales and 5 short sales out of about 2,614 single-family closings, roughly 2% of the market. Most owners have years of equity and can afford to wait for the right offer.

What to do with this

  • Selling: Price to today's comps from day one. The first two to three weeks bring the most showings.
  • Buying: Look closely at listings over 60 days old. Those sellers are often ready to negotiate on price, repairs or closing costs.
